Citywide Projects

Below is a list of major, new projects (pertaining to the entire city) being processed by the Planning and Zoning Department and anticipated schedule for upcoming Board meetings.

The anticipated meeting date is based on the normal processing schedule and is subject to change.  Please contact the Project Planner to verify if there are any changes to the anticipated meeting date.

Amendment to the Land Development Regulations Pertaining to Sight Visibility Triangles at Intersections

  • Description -  This is a city-initiated amendment to Land Development Regulations (LDRs), pertaining to sight visibility triangles to update the requirements;  modifies the requirements for minimum pavement widths for streets and alleys; and to update the regulations pertaining to sidewalks, driveways and points of access to reflect the City's current efforts to encourage multiple modes of transportation.

     

    The significant changes include:

     

    1. Adjustments to the sight visibility requirements to address multiple situations.  Currently, sight visibility requirements only apply to two scenarios:

    (i)  where a 40' sight triangle is required for intersecting right-of-ways; and

    (ii) where a 20' sight triangle  is required when an accessway intersects a right-of-way.

     

    The proposed ordinance allows separate sight visibility measurements for:

     

    - Driveway Intersecting Street or Alley: The area on both sides of driveway formed by the intersection of a driveway and a street or alley with a length of ten (10) feet along the driveway, a length of ten (10) feet along the street or alley right-of-way and the third side being a line connecting the ends of the other two lines.

     

    -   Alley Intersecting Street: The area formed by the intersection of an alley and a street with a length of ten (10) feet along the alley right-of-way, a length of twenty (20) feet along the street right-of-way, and the third side being a line connecting the ends of the other two lines.

     

    -       Right-of-Ways Intersecting in Central Business District: Within the Central Business District (CBD), the area formed by the intersection of two or more street rights-of-way with two sides of the triangular area being twenty (20) feet in length, measured from their point of intersection, and the third side being a line connecting the ends of the other two lines.

     

    -       Right-of-Ways Intersection in Single Family Residential Areas: For single family residential zoned property the area of the property located at the corner formed by the intersection of two or more public rights-of-way with two sides of the triangular area being twenty-five (25) feet in length along the abutting public right-of-way lines, measured from their point of intersection, and the third side being a line connecting the ends of the other two lines.

     

    -       Right-of-Ways in County, State or Federal Jurisdiction: Sight visibility measurements at the intersection of a right-of-way, accessway, or driveway and a right-of-way under County, State or Federal jurisdiction are subject to sight visibility requirements from those authorities.

     

    -     Other Intersections: In all other situations, the area of property located at a corner formed by the intersection of two (2) or more public rights-of-way with two (2) sides of the triangular area being forty (40) feet in length along the abutting public right-of-way lines, measured from their point of intersection, and the third side being a line connecting the ends of the other two (2) lines.

     

    1. Modifies the relief mechanism for the above LDR provisions from the City Commission to the City Engineer.  
    2. Clarifies when the dedication of corner clips at intersections are required and required pavement widths for alleys and local streets. 
    3. Modifies the sidewalk widths requirements to reflect the following:

    (a)   In the Downtown Area

    -     Atlantic Ave between 1-95 and SR A1A  - 10 feet 

    -     US 1 between SE 2nd Street  and NE 2nd Street – 10 feet

    -     Central Business District – 8 feet 

    (b)   Medium and High Density Areas 5 to 8 feet
